Oklahoma City has been a growing market that attracts many out of state investors. It is a very stable market relative to many of the coastal markets, and is frequently targeted due to its stability and cash flow opportunities.
There are 2 major universities as well as several smaller colleges and universities in the OKC metro as well as an Air Force Base.
The urban redevelopment and appreciation Oklahoma City has seen over the last several years is based in large part on MAPS projects which was a 1 penny sales tax approved 3 separate times since 1993. It has led to things such as MAPS for Kids, a downtown arena to bring an NBA team to the city, improved infrastructure, sidewalks, trails, the boathouse district, river sport rapids, a convention center, streetcars, and the Bricktown Canal.
Investment Price Points
Entry level price points for cash flow investors in the OKC market are typically around $75,000 for C properties, and up to $175,000- $200,000 for A properties. Another option that Oklahoma City metro has is the ability to buy new construction for as low as $120,000.
