About Shelly Hazle
I am a REALTOR®, Broker, Investor, Landlord, and Property Manager. I have flipped several houses in the past from stripping down to the studs to simple cosmetic rehabs.
When it comes to investing, it's about building in your profit at the beginning. My goal for my clients is to find the perfect fit for them whether its single family homes or multi-units. The Pittsburg County area is continually in need of more rentals, good clean rentals that would appeal to the general public. The doctors doing their residency here are on a continued rotation. Sometimes they buy to live here short term, but most seem to want to rent.
Market Overview
In our area, the city is stepping up to make a noticeable change. The city, chamber and the community are working together to increase traffic and tourism. They are currently working on our downtown area to appeal to more tourists and to bring more jobs. We also have a state prison and an ammunition plant that is a major source of income for the area. They all need housing, affordable housing that meet FHA and RD standards. With that in mind, Pittsburg County makes a great area for flipping.
There has been a continuous shortage of rentals in the area. The area to me is a hidden gem, an investors playground. If you are looking for single family rent houses or commercial office and retail, the buildings are there and priced right. With a little love and updating you would be amazed the change you can make. If you are looking for good ROI, look at Pittsburg County Oklahoma.
Whether you are looking to flip and sell or flip and hold, Pittsburg County Oklahoma is waiting for you!
Investment Price Points
Our magic selling numbers seem to be around $100,000 -$200,000 with investment purchase prices from $20,000 plus. Of course we have higher priced homes and they sell, for the most part, people want to be comfortable here and not strapped to a house payment.
