Market Overview
Dayton and the surrounding area provides great income properties as well as flip opportunities. Property values are not high but will be rising with new developments in the next couple of years. We are seeing values increase now.
Investment Price Points
Entry level price points in our area from $50K-$100K. At that price point you will get a 3 bed room single family renting for $900-$1200 per month. Or a multi-family with 4 or more 1-2 bedroom units renting from $700-1000 per month per unit. The highest Price point that makes sense in out market is about $200-$250K range. Above that it would be hard to get positive cash flow unless you invest in a multi-unit apartment building.
