About Peter Stewart
Peter is a multi-generational Hoosier who was born and raised on the north side of Indianapolis. He attended North Central High School and then the Kelley School of Business at Indiana University, where he majored in Entrepreneurship.
Some would say real estate is in his DNA. Peter's grandfather was the president of the Metropolitan Indianapolis Board of Realtors for many years, and he has many family members in the business as well. He has been a licensed broker since 2009.
Peter is also a dedicated real estate investor, owning and managing multiple properties across the country. He has experience in many areas, including land development, fix & flips, small rental condos, and single-family homes, and multi-unit properties. He has worked with many investors of every type over the years, from the casual first-timer to the high-level multi-million dollar corporate clients. No matter what your experience level or strategy is, Peter can help you reach all your real estate investing goals.
Many agents claim to be "investor-friendly" but don't actually invest themselves. Peter began his career in both real estate sales and investing in Los Angeles, where he worked with clients from all over the country and world. Learning and thriving in that highly competitive global environment has given him a unique advantage over other agents. He is also a very active investor, holding and managing multiple rental properties across the country, redeveloping homes, and developing residential new construction. Hire an agent like Peter who lives and breathes the advice he gives and put his experience to work for you!

Market Overview
Indianapolis has one of the most stable real estate markets in the country. Values did not drop much during the recession, and appreciation is slow, but steady. Several of the smaller communities around Indianapolis are constantly ranked in the best places to live (Carmel, Fishers, Zionsville). We have highly ranked schools (Carmel, Zionsville). Unlike most of the midwest, Indianapolis is thriving, experiencing both job and population growth. Some of the most well know companies call Indianapolis their home. These companies are Eli Lilly, Wellpoint, State Farm Insurance, Anthem, FedEx (which has the second largest hub in the country right here) just to name a few. We also have a very low unemployment rate (5% in 2015).
Indianapolis is also one of the sports capitals of the world, being host to the Indy 500, the Colts, the Pacers, Indy 11, Indianapolis Indians, the NCAA tournaments, and much more.
This is a great summary I found on Movoto:
“Indianapolis is considered one of the best cities in the Midwest when it comes to finding quality homes located in safe, affluent neighborhoods. Rich in history and tradition, you can find many different architectural styles ranging from Victorian to new modern. The city is well known for its entertainment venues. People from many walks of life have visited Indianapolis and then returned to make it their home. Sporting events and museums located in Indianapolis are also a major draw.”
Investment Price Points
The typical price points for Indianapolis are:
Single Family
C class: $80-150k | B class: $125-225k | A class: $225k+
Multi Family (2-4 units)
C class: $100-250k | B class: $200-300k | A class: $300k+
The large majority of my clients who are cash flow focused purchase 2-4 unit multifamily properties in C class areas in the $100-225k range. Rents just aren’t high enough to cash flow well in the higher price ranges. There are still flip opportunities or appreciation plays though.
