Wichita area is a hub for aerospace factories and employs many people. There are many retail outlets,
restaurants and entertainment venues that keep people interested and active in the area. More and more people are looking to rent instead of buying so their ability to move and transfer is easier and they don't have to deal with the property maintenance portion of a home. The all surrounding rural communities offer small town life for families, yet maintains the active lifestyle within in a few minutes of driving.
Investment Price Points
In our Market including the small rural communities the average market price is $250,000. Cash flow at this price point would be hard as an investor. Entry level properties that are flipped or remodeled for rental properties come in around $40,000. These properties bring the highest return as a rental property as rent prices begin around $650. Depending on the area and community amenities. Higher end rentals run $1200-1500 in more Urban communities and these are generally taken by business transfers and families who don't qualify for a mortgage.
