Market Overview
The Huntsville/Madison market is hot and one of the fastest growing cities in the country. There is a real shortage of properties so the rental market is very hot. A typical rental house will rent within a week. The average house values have gone up double digits in the last year and we anticipate that will continue for the next few years before values level off. Even after values level off the market should continue to grow over the next decade.
Investment Price Points
Low end invest property runs $150,000-$200,000. Average investment property will run $200,000-$250,000. Both will result in good cash flow. After 20%-25% down you'll typically clear $500 a month. Sometimes more. Properties between $250,000-$350,000 work well also. Most other properties above that typically don't make good business sense in this market. All these above price ranges are in good areas with good school zones. Mathew only recommends properties to his clients that he would buy himself.
