Market Overview
The Southwest Chicago suburbs are ideally located near the loop, but offer much more affordable entry prices than the city itself. We have a healthy mix of cash flow and appreciation potential with the added security of being a part of one of the nations largest markets.
Investment Price Points
Entry level investments in my market typically range from $100,000 at the low end to about $400,000 at the higher end for small multifamily properties. Most investors I work with target B and C class neighborhoods with hopes of getting 10-15% COC returns as well as strong internal rates of return long term. Appreciation is absolutely a factor in investing here, although we are able to balance appreciation with cash flow.
