Lawrence, Topeka, and Manhattan are the three most popular college towns for my investment portfolio and my personal invite-list investors in Kansas and are home to Kansas University (KU), Washburn University, and Kansas State University (KSU), respectively. Additionally, Topeka offers a stable, blue-collar workforce with a strong desire to rent. Long-term rental properties are in high demand in Topeka making vacancy rates low and rent rates high.
Investment Price Points
The sweet spot for cash flowing rental properties in this area is $60-180K for SFR and $60-130K per unit for MFR. Topeka and Manhattan are on the lower end while Lawrence tends to be on the higher end.
