About Greg Calaway
I owned a dry cleaner for 20 years and after selling my business in 2009, I got into real estate. I believe my ownership experience taught me good work ethic, values and understanding small business. My approach to real estate is you never get a second chance to make a first impression, so always be your best and do your best to keep your clients happy. I have worked with investors and builders over the years and although their work is different, there are similarities such as sound structure and things to look for in a home.
Market Overview
There are a few areas that I work in that are ideal for investors. Hot Springs is a National Park and has lakes, casino and horse racing. Visitors from all over the World come for that and it is one of the few cities designated as a National Park. A lot of people invest in investment homes here as Airbnb and short term rentals for horse racing season. The Benton and Bryant areas have the best schools in the state. People love these areas because of its close proximity to Little Rock and at this time it cost more to rent than it does to purchase. However, we still cannot keep enough rentals in our area.
Investment Price Points
There are Lake Homes in Hot Springs that are great for Rentals with an entry price point at $200,000.00. These homes turn a profit because the they can rent from $200-350 a night. In the Benton and Bryant markets, entry level would be $50,000-75,000 for a 1 or 1.5 bath and $75,000-125,000 for a 2 or 3 bath.
