Most investors invest in Corpus Christi and neighboring cities due to the lower purchase price points and higher rents to debt service. With properties still selling for under 100k this market is ideal for property flipping and development.
Investment Price Points
The main price points when investing here is trying to acquire properties for 50% or less of their ARV and keeping the rehab below 20% of the ARV. Many of the Hard money lenders can help with purchases with under 10% down and often lend 100% of the rehab costs. A typical purchase would be around 100k with 35k in rehab that would be worth around 180k once completed on residential. Commercial and multifamily vary widely and are often best finding through wholesale channels.
