Market Overview
I strongly recommend investing in Austin, TX if you like maximizing ROI. I have investments in multiple states but feel Austin is still the best place to invest for years to come. Now if you are only looking at maximizing cash flow then you will have to go an hour or more outside of Austin. Austin does have positive cash flow investments but with a solid 50 year history of steady appreciation along with huge job growth still to come with major firms like Amazon, Apple, Oracle, and an enormous UT Medical Research Center that will bring thousands of new high paying jobs, the future is very bright and some of the prices reflect that potential growth. So positive cash flow is slimmer than other cities but I feel there is no better place to maximize your ROI than Austin.
Investment Price Points
Positive cash flow happens for property priced from $100,000 - $275,000. You can also find good positive cash flow from more expensive duplexes if you are open to $250,000 - $500,000. Nevertheless, great ROI returns happen from every price point from $100,000 - $2,000,000 as Austin continues its very aggressive growth rate and the supply is not outpacing the demand. We have tremendous job growth so even though you should not bank on appreciation, our history and the companies that are moving and expanding here have Austin looking pretty for the foreseeable future.
