About Liz Prue
I was born a small town Iowa girl but quickly turned city slicker after high school who would no longer survive in the country. I attended a small central Iowa high school, followed by Upper Iowa University, where I majored in Social Work.
After making the jump from Social Work, I was forced to hustle in Real Estate. That hustle led to some immediate success, beginning as a first time home buyer agent in residential and slowly breaking into the investing and commercial side. With that success, I began to see the potential of Buy and Hold rental property for myself.
I am now a dedicated real estate investor, owning and managing multiple properties across Iowa. My investor clients get the advantage of my investing experience.
After attending many investor real estate conventions across the US and networking with big players in the multi-family game, it has opened my eyes to comparing markets as well as the needs and concerns of out-of-state investors.
I always had a knack for being able to talk up Iowa and my city that I know and love because of my passion for it. I have lived many places across the US, but have come back home for multiple reasons; one of which is our stable and growing Real Estate market.

Market Overview
The Des Moines area has a lot of unique selling points when it comes to Real Estate Investing.
We don’t have the big swings up like the coasts, but we also don’t have the big swings down. Real Estate in the Midwest, and specifically Des Moines is very stable, with a consistent 2-4% growth in population, employment and appreciation. The last few years have been fantastic at the higher side of that range with no sign of slowing down yet. Multiple suburbs have been named as the fastest growing markets in the country. We are consistently on Top 10 lists for businesses, job growth, place to live for millennials and families. Des Moines has a relatively low cost of living and a high standard of living, with rent growth continuing to push up at 2% or higher year after year.
Schools in Iowa are fantastic and many of the cities are some of the best in the country.
Des Moines has a multiple colleges and universities with Iowa State University a short 20 minute drive away. Low unemployment and low crime also help to keep our market stable and appreciating long term.
While still a relatively untapped market, we increasingly see more and more out of state investors that have chosen to focus their capital in Des Moines for all these reasons, as well as a much higher than average Cap Rates, still sitting in the 6-8% range for most transactions.
